  • Electricity
    During the lease process, we set you up with your electric provider. Once your lease starts, you will receive the bill through the mail.

    Gas
    With select apartments (units with a fireplace), you will need to set up gas with your local provider.

    Internet
    Wifi/Cable is not included. To receive assistance with your internet setup, complete our Spectrum Referral Form and a representative will reach out to you.

    Water, trash and sewer are included in your monthly rent

    Hunter’s Trail in Sun Prairie
    At Hunter’s Trail, no utilities are included. Electricity, water, and sewer are provided through Sun Prairie Utilities. Trash service is through the City of Sun Prairie. Gas is provided by WE Energies.

  • The security deposit is $500 and will be due one week after signing. Special conditions may be considered. This can only be paid using a personal check, cashier’s check or a money order.

  • We allow up to 2 cats in the unit. No dogs are allowed at any of our properties. The pet security deposit is a flat rate of $400. The monthly cat fee is a flat rate of $25. This fee does not change whether you have 1 or 2 cats

    All cats must be:
    - At least 1 year old
    - Spayed/neutered
    - Up-to-date on all vaccinations

  • Rent is due on the 1st of every month. It can be paid by personal check, cashier’s check, or money order. Tenants also have the option to set up ACH, so rent is automatically pulled out of your bank account.

  • 1 heated underground parking spot is included for all 1 and 2 bedroom units. Outdoor lots are free and not assigned. Street parking is available at some properties. If you are parking underground, your parking pass must be displayed on your rearview mirror at all times.

  • All properties (excluding Hunter’s Ridge and select units at Hunter’s Creek) have in-unit washer and dryer. Hunter’s Creek and Hunter’s Ridge have shared laundry facilities within each building

  • There is ABSOLUTELY NO SMOKING ALLOWED in the apartments, common areas, and hallways of any building. This includes fitness areas, pool areas, community rooms, hallways, parking garages, if your patio or balcony is near an entrance door, and/or storage areas. If you are smoking in your apartment, you are in violation of your lease agreement and eviction actions will occur. You will also be responsible for all costs to return the apartment back to the condition that it was received in, including any and all required supplies and/or labor for removal of smoke and odors.

  • We offer 12-month lease terms. Other lease terms are considered in case-by-case basis; additionally, we do allow sublets.

    You are also able to call the office or email your designated maintenance department.

    A request for maintenance by the Tenant gives the Landlord permission to enter the premises without 12-hour notice.

  • In case of emergency, we have a 24-hour Emergency Maintenance team that you can call at (608) 233-4424 after office hours or during the weekends.

    By submitting a maintenance request, you are giving our maintenance team permission to enter at any time without 12 hour notice to complete the request.

  • There are an assortment of storage options available at our properties

    Included in rent
    Some apartments come with a storage unit in the garage that is included with rent. This includes apartments at Hickory Pointe, Hunter’s Creek, Hunter’s Ridge, and Autumnwood (4901 Lien Rd)

    Available to rent
    There are storage units that are available to rent located in the parking garage, or on the floor. This includes Iron Gate, The Abbey, The Preserve, and The Addison. Please contact the leasing office for pricing.

    Discovery Storage
    Goldleaf Development also has a referral program with Discovery Storage, located in Fitchburg and Sun Prairie. Goldleaf residents can save $50 on their first month’s storage unit rental.

  • Yes, we do allow sublets. For more information regarding the sublet process, please contact the leasing office
