Utilities vary per property
Electricity
Electricity is not included, except for select units at University Square.Gas
Gas is not included, and only applicable to select units with central heating/air conditioning at University Heights and Old University Place. Gas is setup during the lease process through MG&E. Tenant will receive their bill in the mail once their lease starts.Heat
Heat is included for all units at University Square and most units at Casa Blanca, Kingston Place, and University Bay (2116 Building Only)Apartment with central heating/air conditioning are heated by natural gas and paid by the tenant to MG&E. Most apartments have electric baseboard heat and are paid by the tenant to MG&E
Water
Water is paid to Goldleaf Development and can be added to your rent payment. The water fee is $12 per person or bedroom, whichever is greater.
For example, if there are 3 tenants occupying a 4 bedroom apartment, the water fee is $48/month.
If there are 2 tenants occupying a 1 bedroom apartment, the water fee is $24/month.Trash and Sewer

Electricity
In the process of signing your lease, you will receive a Madison Gas & Electric (MG&E) form to set up your electric. We submit the form for you. Once your lease starts, you will receive the bill through your mail.Internet
Wifi/Cable is not included. To receive assistance with your internet setup, complete our Spectrum Referral Form and a representative will reach out to you. -
The security deposit is a full months rent and will be due one week after signing your lease. This can only be paid using a personal check, cashiers check or a money order.

We do not allow pets at our campus area properties

Rent is due on the 1st of every month. This can either be paid in the form of personal check, cashier’s check or money order. We also accept online payments; Goldleaf will assist you with this once you have signed your lease. Outside of the online portal, Goldleaf does not accept payments using debit/credit cards or cash.

Here’s a quick guid on how to get a money order:
Choose a Purchase Location
- Bank & Credit Unions: Often the most convenient, especially if you’re a customer
- Post Office: A reliable and widely available option
- Retail Stores: Many supermarkets, convenience stores, and drugstores sell money orders
- Check Cashing Service: Available but may have higher feesDetermine the Amount
Decide on the exact amount of money you want to send. There may be a limit on the amount of money you can send via a single money order, so you may need to purchase several money orders to pay for rent.Pay for the Money Order

Parking is available at each of our campus area properties. We have options for covered and outdoor parking depending on which property you live at. Prices are subject to change and are based off of current availability and market value. The parking leases are year long leases and paid in installments that will be due on August 1st, November 1st, and February 1st. Your parking pass must be displayed at all times in your rearview mirror

Shared laundry facilities are available at all of our properties. All of our laundry units are app operated and select properties can also be coin operated. You may exchange dollar bills for a $10 roll of quarters at the office. Depending on the building, the laundry facility will be in the basement, on the 1st floor, or on each floor. Kingston Corners features private, in-unit washer and dryers. If you are experiencing issues with any of the laundry units, call (773) 283-5300 for repairs, or let a Goldleaf staff member know!

There is ABSOLUTELY NO SMOKING ALLOWED in the apartments, common areas, and hallways of any building. This includes fitness area, community room, hallways, parking garages, if your patio or balcony is near an entrance door, and/or storage areas. If you are smoking in your apartment, you are in violation of your lease agreement and eviction actions will occur. You will also be responsible for all costs to return the apartment back to the condition that it was received in, including any and all required supplies and/or labor for removal of smoke and odors.

We offer 12-month lease terms
All leases, except for Casa Blanca, start on August 15 and end August 14 the following year. The Casa Blanca lease term is from August 20 to August 19 the following year

A request for maintenance by the Tenant gives the Landlord permission to enter the premises without 12-hour notice.

In case of emergency, we have a 24-hour Emergency Maintenance team that you can call at (608) 233-4424 after office hours or during the weekends. By submitting a maintenance request, you are giving our maintenance team permission to enter at any time to complete the request.

You are allowed to hang pictures with small nails or 3M Command Hooks. Posters can be hung with ordinary stables. If you have something heavy to hang, use bulldog hooks. We do not allowed screws, anchors, tape, etc. to be used on the walls
